How do I make a Payment? How do I set up Automatic Payments?


Overflow Garage offers convenient and easy payment options (please note, we do not have any payment information on file for

our tenant transfers. Please go online to input your payment information!):

1. Make a payment online at overflowgarage.com.

2. Sign up for AutoPay online! Enjoy the convenience of having your bill paid automatically on the first of every month.

3. Pay by mail with checks or money orders made out to Polka Real Estate Holdings, LLC and mailed to the mailing address: 5501

Independence Parkway Ste 301, Plano, TX 75023.


Due to high call volume and for your security, online payments are preferred. Overflow Garage is not responsible for lost rent in the mail. If you need further assistance setting up an online account, please give us a call.

How do I get my access code?


Log into your account by clicking Login/Make a Payment. Once you have logged in, your Access Code will be displayed at the top of the screen as indicated below.

What are the office hours?


For your convenience, our office hours are Monday through Saturday from 8:00 a.m. to 5:00 p.m CST. Please note our home office is in Plano, Texas. We are available by phone call, text message, and email during normal business hours. In case of an emergency, we have an after hours answering service that is monitored by our team to serve you and to ensure your satisfaction.

All tenants can access the property with their unique access code.

Do I have to have Insurance?


Insurance is a requirement of your occupancy As a convenience to you, Overflow Garage is proud to offer the Tenant Protection by SafeLease. Please give us a call to set up your policy!

*Please note, although you are not required to purchase Tenant Protection, Overflow Garage does require all tenants to maintain content coverage on their stored items at actual cash value or a minimum of $2,000, whichever is greater. If you have an insurance policy, submit your declarations page at www.privatepolicy.com.

I want to move out of my unit, what do I need to do?

  1. Call or email our office and set a move-out date.
  2. If you have paid a deposit, please reply to your move-out instructions email if you want it returned to the last card used to make a payment or by check. If you want your deposit returned by check, please reply to your move-out instructions email with the address to send the check.

    (Check processing time could take up to 30 days)

  3. Please provide a photo of your unit once it has been cleaned out.

    If we do not receive a photo, it could delay your refund until your unit is confirmed empty*, and a service fee of $30 will be assessed to your deposit if you fail to provide a photo.

    *If your unit is not emptied, a cleaning fee of $200 per hour may be assessed for a vendor to remove the items.
